Delivering large scale, low carbon developments in dense urban environments presents a unique and evolving risk landscape. This session examines the recently completed 365,000 sq ft Timber Square campus in central London, a landmark scheme successfully delivered by Landsec, a leading real estate company in the UK, combining heritage refurbishment with one of Europe’s largest hybrid steel and cross-laminated timber (CLT) structures.
Through a fireside style discussion this session will unpack how the Landsec project team approached risk across a seven-year lifecycle, from early planning through to delivery. Conference attendees will gain unique insight into the key risk considerations associated with adaptive reuse, innovative materials, and net zero carbon targets at scale, including supply chain complexity, fire and structural risk in timber construction and regulatory and insurance challenges.
The conversation will also explore how Landsec embedded risk management into project strategy, aligned stakeholders and worked closely with brokers, insurers, underwriters and risk engineers to anticipate and mitigate major exposures. Particular attention will be given to lessons learned in balancing sustainability ambitions with commercial, technical and insurability constraints.
